A property’s history — who owned it, how it’s been used, and what liens or claims may exist — can determine whether your investment is secure or risks costly surprises.
Why history matters for foreign buyers
- Ensuring clear ownership: A clean chain of title confirms who actually owns the property and that the seller has the right to transfer it. Gaps, forgeries, or unresolved disputes can derail a transaction or lead to future ownership challenges.
- Revealing encumbrances and claims: Past loans, mortgages, tax debts, liens, or civil claims can complicate or invalidate a sale. Some encumbrances survive transfer if not properly canceled.
